Construction Manager | Residential Development and Pre-Fab housing

We're partnering with a fast-growing national property group to appoint a General Manager - Construction & Operations to establish and lead an entirely new construction division.

This is a rare opportunity to take ownership of a business unit from day one. Reporting directly to the Managing Director, you'll design the operating model, implement systems, build the team, manage strategic delivery partners and create a scalable construction platform that will expand across Australia.

Rather than traditional volume home building, this division operates through an innovative white-label modular construction model, allowing you to focus on commercial performance, operational excellence and scalable delivery.

The Opportunity

As the senior leader of the construction division, you'll be responsible for creating the systems, processes and commercial foundations that will support national growth.

Initially you'll wear multiple hats, establishing the division's operating framework before building a high-performing team beneath you as the business scales.

This is a genuine leadership role combining strategy, operations, construction, commercial management and business building.

Key Responsibilities

  • Establish and lead the construction division, creating scalable systems, processes and operational frameworks.
  • Oversee the end-to-end delivery of residential builds from contract execution through to settlement and handover.
  • Manage strategic construction partners, ensuring delivery, quality, capacity and commercial performance meet agreed service standards.
  • Build and maintain construction programs, project reporting and milestone tracking across multiple active projects.
  • Develop and implement construction systems, SOPs, technology platforms and reporting frameworks.
  • Own construction contracts, estimating, budgeting, job costing, margin management and commercial performance.
  • Lead licensing, regulatory compliance, certification and WHS obligations across multiple Australian jurisdictions.
  • Build strong relationships with certifiers, councils, utility authorities, developers, suppliers and finance partners.
  • Recruit, mentor and grow the construction team as the division expands nationally.
  • Drive continuous improvement, automation and operational efficiencies across the business.

About You

We're looking for an experienced construction leader who understands how to build and scale an operation, not simply manage projects.

You'll bring:

  • Senior leadership experience within residential construction or development - ideally within prefabricated housing.
  • Strong understanding of construction operations, commercial management and contract administration.
  • Experience establishing or significantly improving construction systems and operational processes.
  • Knowledge of residential building legislation, licensing and compliance requirements.
  • Demonstrated experience managing project profitability, estimating and cost control.
  • Outstanding stakeholder management and leadership capability.
  • Relevant qualifications in Construction Management, Building, Project Management or a related discipline.

Highly regarded

  • Experience with modular or prefabricated construction.
  • Multi-state residential construction experience.
  • Existing network of consultants, certifiers and trade partners.
  • Experience implementing construction management software such as Buildxact, Procore or similar.
